Overview
The Maintenance and Renovation Manager is responsible for overseeing all maintenance operations and renovation projects across the hotel property (and multiple hotels within the region, if required). The role ensures that all facilities, systems, and equipment are functioning efficiently, safely, and in line with brand standards. The manager will lead maintenance teams, manage preventive maintenance programs, coordinate external contractors, and supervise renovation works to enhance the property’s operational performance and guest satisfaction.
Responsibilities
- Maintenance Operations : Supervise daily maintenance activities, including electrical, plumbing, mechanical, HVAC, and general repairs; ensure all hotel facilities and equipment are in optimal working condition through proactive maintenance; implement and monitor a Preventive Maintenance Program (PMP) for all assets and guest rooms; respond promptly to maintenance requests and breakdowns to minimize downtime and guest inconvenience; maintain accurate maintenance logs, reports, and technical documentation; plan, coordinate, and oversee renovation, refurbishment, and upgrading projects within the property; work closely with design, procurement, and operations teams to ensure renovation works meet brand standards and deadlines; prepare project budgets, timelines, and progress reports for management review; manage contractors and ensure compliance with quality, safety, and environmental standards; conduct regular inspections of ongoing projects to ensure adherence to plans and specifications.
- Team Management : Lead, train, and motivate the engineering and maintenance team to achieve operational excellence; schedule shifts and allocate tasks efficiently among technicians; ensure the team complies with safety protocols, standard operating procedures, and brand policies; conduct regular performance evaluations and technical training for staff development.
- Budget & Cost Control : Prepare and manage annual maintenance and renovation budgets; monitor expenses, optimize resource use, and control costs without compromising quality; source suppliers and negotiate contracts for materials, tools, and external services.
- Safety, Compliance & Sustainability : Ensure compliance with local building codes, fire safety, and occupational health regulations; oversee periodic inspections of fire systems, elevators, generators, and other safety equipment; implement environmentally sustainable practices in maintenance and renovation operations; support the hotel’s sustainability and energy-saving initiatives.
Qualifications and Experience
Bachelor’s degree or Diploma in Engineering, Building Maintenance, or Construction Management .Minimum 3 to 5 years of experience in hotel or resort maintenance management, preferably in the Caribbean or tropical regions.Proven experience managing renovation or refurbishment projects .Strong technical knowledge of building systems, including mechanical, electrical, and plumbing (MEP).Excellent leadership, budgeting, and communication skills.Ability to work under pressure and handle multiple projects simultaneously.Fluency in Spanish & English is essential; knowledge of French or other language is an advantage.Core Competencies
