POP MART is seeking a strategic and results-driven
Real Estate Manager
to lead the growth of our retail footprint across Mexico.
As a global icon in designer toy culture, POP MART is expanding its presence through immersive stores and innovative ROBO Shop vending machines.
This role is critical in identifying prime retail locations, negotiating leases, and managing our property portfolio to support long-term business success.
You'll be responsible for site selection, lease negotiations, and portfolio management, working closely with internal teams and external partners to ensure each location aligns with POP MART's brand and operational standards.
With a deep understanding of the Mexican real estate landscape and a passion for retail development, you'll help bring POP MART's joyful experiences to new communities across the country.

What You Will Achieve :
Oversee the strategic management of the company's retail property portfolio across Mexico, including site selection for Stores and ROBO SHOPs (vending machines), leasing, renewals, and terminations.
Complete contract modification and business negotiation to deliver new Store and ROBO SHOP opportunities.
Conduct market research and site analysis to identify optimal locations for new store openings or relocations.
Coordinate with internal departments (e.g., operations, legal, finance) to ensure alignment of real estate decisions with business objectives.
Lead negotiations for new leases, renewals, and amendments with landlords and property managers.
Monitor and manage lease compliance, including rent payments, maintenance obligations, and legal requirements.
Collaborate with construction and design teams to support store build-outs, remodels, and closures.
Build and maintain strong relationships with external partners, developers, municipal authorities, key account holders, and landlords.
Prepare and manage annual real estate budgets, forecasts, and performance reports.
Ensure all retail locations meet corporate standards and local regulatory requirements.
Travel regularly to inspect properties, evaluate potential sites, and support store operations.
Conduct weekly meetings with the U.S. and China teams to review updates on site progress, deals, and related developments.
What You Will Need :
Título de Licenciado / Ingeniero / Bachelor's Degree in Business Administration, Real Estate, Architecture, Civil Engineering, or a related field.
Minimum 5 years of experience in site selection and commercial real estate leasing and management, preferably within the retail sector.
Excellent communication and negotiation skills, with a strong sense of responsibility.
Team-oriented with a willingness to support POP MART's growth through additional special assignments.
Strong knowledge of the Mexican real estate market, including local regulations and leasing processes.
Proven experience in lease negotiations, acquisitions, and landlord relations.
Ability to conduct financial and profitability analysis of properties.
Proficiency in real estate management tools and analytical software (e.g., Excel, Power BI).
Ability to work independently and collaboratively, with a results-driven mindset.
In-depth knowledge of top shopping centers and major business districts across Mexico.
Fluency in both spoken and written Spanish and English is a requirement.
English is required to engage with global partners in the United States, China, and other locations on a frequent basis.
Willingness to travel approximately 35% of the time both in the country and outside the country (United States, Canada, and China).
